Rated five stars by the owners we work with

Was able to get special early viewings which led to an apartment purchase! Also very helpful to have someone that's native in both Japanese and English to explain documents and procedures.
H.S. Purchase
He supported me every step of the way from property selection and explaining market nuances and even advising me on mortgage loans with banks.
J.E. Purchase, Management
They have been taking great care of our home in Tokyo for a few years. They are very responsive, experienced, and perfectly bilingual.
O.K. Management
What I value most is that they consistently present complete solutions: a property with solid income potential, financing that makes sense, and competent ongoing management.
M.D. Purchase, Setup, Management
Selling properties can be stressful, but Jin made the process smooth and hassle-free.
N.I. Sales
I really liked the customized approach of Jin's Homes as well as their high speed of operating.

Buy From Abroad, Done With You

One team, from the search to a rented home

Buying in Japan from another country means Japanese paperwork, banks you can't easily call, and nobody to look after the place once you fly home. Jin and his team take each of those on for you, with one bilingual point of contact the whole way.

  1. 01

Homes picked for how you'll use them

Tell us your budget, the areas you like and the months you expect to be in Tokyo. We shortlist homes that fit and arrange early viewings when we can.Takes away: Sifting Japanese listings from abroad with no way to tell which ones work for living in and renting out.

  2. 02

    Every document explained in English

Our team works in English and Japanese and goes through the contract and every document with you, step by step, so you know what you are signing.Takes away: Signing a Japanese contract you can't read.

  3. 03

    Financing and ownership, sorted early

We talk you through mortgage options with banks (what is possible depends on your circumstances) and set up a Japanese company if your purchase needs one.Takes away: Wondering whether a foreign buyer can borrow, and how the home should be held.

  4. 04

    Buy without flying in

You can complete the whole purchase from abroad. Plan on about 5% of the price in purchase costs, plus financing fees if you borrow, and we go through each one with you.Takes away: Taking time off to be in Tokyo for the closing, and costs that show up late.

  5. 05

    Furnished and ready to rent

We choose the furniture, have it installed and arrange a licence where the home can hold one.Takes away: Furnishing and licensing an apartment from another country.

  6. 06

Rented while you're away, yours when you visit

We rent the home furnished to guests who stay a month or longer, or nightly where it has a licence. Tell us the months you want and we hold them while they are still free, or keep leases to six months or less.Takes away: A home that sits empty all year, or a tenant living in it when you want to visit.

  7. 07

Bills paid, no Japanese bank account needed

Rent is collected and the utilities, internet, repairs and property taxes are paid for you. You get statements showing what came in and what went out, and an introduction to a tax accountant for your returns.Takes away: Needing a Japanese bank account and someone local to keep the home running.

  8. Buying on your own, this is a search agent, a translator, a mortgage contact, a furniture supplier, a licensing consultant and a property manager. With Jin's Homes, it is one bilingual team.

We work with a few buyers at a time, so each purchase gets the attention buying from abroad needs. Your first call is free, in English, and there is no obligation.
